What we self-perform, and what we place.

Concrete and striping we self-perform, and concrete is the scope most of our schedules are built around. The rest we place with trade firms we qualify and manage. We say which is which, because a buyer should know who is holding the tool and who is holding the outcome.

The distinction

Self-performed, or placed and controlled.

There are two kinds of scope on any Thrare project, and the difference is written into the scope document before you sign it.

Self-performed

Concrete and flatwork, pavement striping, debris and hauling, property preservation, and commercial pressure washing. Our own crews, our own equipment, our own schedule. Concrete is our critical path scope.

Placed and controlled

Painting, fencing and modular work. Delivered by qualified firms, managed by us, accepted against our criteria.

Qualification

What a trade firm clears before it is assigned.

A partner firm is not a phone number. Before any firm touches a Thrare project, its file has to be complete.

  1. LicenseWhere the scope requires one for that jurisdiction, verified before assignment, not after award.
  2. InsuranceCurrent certificates on file, with limits appropriate to the scope and the site.
  3. Service area and capacityEvidence the firm can actually reach the site and carry the volume on the schedule we have set.
  4. ReferencesPrior work of a comparable type, checked rather than collected.
  5. Acceptance criteriaAgreement on what finished looks like, in writing, before mobilization.
  6. Corrective action rightsCorrection terms in the trade firm agreement, so a defect has a defined remedy.

What this means for you.

Why not just hire the trade firm directly?

You can, and on a single-trade job you probably should. This model earns its place when several scopes have to be sequenced and somebody has to own the seams between them.

Do you mark up trade work?

Management has a cost and it is priced from written trade quotes rather than guessed at. If a project cannot carry that cost and still make sense for you, we will say so.

What if the trade firm fails?

We keep more than one qualified firm per trade where practical, so a failure is a schedule problem we absorb rather than one you inherit.
