Pressure washing produces some of the most visually dramatic before-and-after results of any home service. The transformation can be genuinely striking — a driveway that looked permanently stained looks nearly new, siding that appeared weathered looks freshly painted. But the results also vary significantly by surface type, the age and type of staining, environmental conditions, and the technique used. Setting realistic expectations before you schedule service means you won't be disappointed, and you'll know how to maintain results once you have them.
This guide covers what you can realistically expect from pressure washing and soft washing on each major surface type, how long those results last in Atlanta's climate, and what you can do to extend the life of the clean.
Concrete Driveways and Walkways
Before: What You're Starting With
Most Atlanta concrete driveways that haven't been professionally cleaned in two or more years will show: a general gray-brown discoloration from embedded dirt and organic material, tire track marks (rubber and oil deposits from vehicle traffic), oil and grease stains at parking positions, red clay staining along the edges and in low spots, tannin staining from leaves under trees, and possibly efflorescence (white mineral deposits) where water seeps up through the slab.
After: Realistic Results
Fresh oil stains (less than 6 months old) that have been pre-treated with degreaser will typically reduce by 80–95%, often becoming nearly invisible. Oil stains that have been present for years and have penetrated deep into the concrete matrix will reduce significantly — 50–70% improvement is typical — but may not disappear entirely. The underlying concrete may still show a shadow of the stain even after thorough treatment.
Red clay staining that has been present for multiple seasons responds variably. Recent clay deposits come off completely. Deeply embedded clay requires chemical pre-treatment with an acid-based cleaner before pressure washing; without pre-treatment, pressure alone moves surface clay but doesn't address what's in the concrete pores. Our driveway cleaning service includes assessment and pre-treatment for stains that require it.
General concrete discoloration (the overall browning from years of environmental deposit) responds extremely well to professional cleaning. Properly cleaned concrete looks dramatically brighter and closer to its original color — this is typically the transformation that produces the most striking before-and-after visuals.
How Long Results Last on Concrete
In Atlanta's climate: 12–18 months before visible dirt accumulation returns to a level most homeowners find worth addressing again. Concrete in heavy vehicle traffic and near tree canopy will dirty faster. Sealed concrete stays noticeably cleaner 40–50% longer than unsealed surfaces because the sealer fills surface pores that trap dirt. Annual cleaning is the standard maintenance interval for most Atlanta driveways.
House Siding (Vinyl, Brick, Painted Wood)
Before: The Typical Atlanta Siding Situation
Most Atlanta homes that haven't been washed in 12–18 months will show: a green or gray-green algae haze on north and shaded faces, dark mold spotting in lower siding courses where splash-back occurs, pollen residue (yellowing or general dulling) if unwashed since spring, spider web buildup in corner profiles and soffits, and chalk (oxidation) on older painted surfaces that gives a dusty, faded appearance.
After: What Changes
Algae and mold removal is among the most impressive results soft washing delivers. A wall covered in green algae that looked neglected and old often reveals clean, bright siding beneath. The color may appear to be "restored" — but what actually happened is you removed the biological coating that was making the color look gray or green. The underlying siding color was there all along.
On painted surfaces with chalking oxidation, washing removes the loose chalk from the surface and may reveal brighter color, but it doesn't restore paint film integrity or prevent future oxidation. If the paint has failed past the oxidation stage (cracking, peeling, adhesion failure), cleaning reveals this clearly — which is actually valuable information, as it tells you the surface needs repainting rather than just washing.
Tannin stains on light-colored siding (brown or orange streaks from leaves against the surface) respond well if they're less than one season old. Older tannin staining on siding may require oxalic acid treatment and may not fully remove on heavily porous surfaces like fiber cement or wood siding that has soaked up stain through a failed finish.
How Long Siding Results Last
In Atlanta's humid climate with heavy tree coverage: 12–18 months on south and west faces. 8–12 months on north and heavily shaded faces where algae regrows fastest. Results in direct sunlight last significantly longer than in shade because UV radiation kills biological regrowth continuously. Annual post-pollen washing (late April to May) is the optimal maintenance cycle for most metro Atlanta homes.
Roof Cleaning (Soft Wash)
Before: The Black Streak Problem
Roofs with algae (Gloeocapsa magma) show characteristic dark brown-to-black streaking that runs vertically down the slope. This is not dirt — it's a living algae colony protected by a dark pigment that shields it from UV damage. The streaks are particularly common on north-facing slopes and in shaded areas. Over time, untreated algae spreads across the entire roof surface and can be joined by moss and lichen growth in heavily shaded areas.
After: Results and What to Expect
Immediately after soft wash treatment, algae streaks become noticeably lighter. Within 30 days, as the dead algae is rinsed away by normal rain, the roof typically returns to its original shingle color. The results can be dramatic — streaked, dark roofs look brand new. This is not an illusion; the algae is genuinely dead and gone.
Important caveat: soft washing kills what's there. It does not prevent future growth. A shaded roof that developed algae in 3 years will begin developing it again on the same timeline after cleaning. Algae-inhibiting zinc or copper strips installed at the ridge reduce regrowth rate, as does reducing tree canopy shade where practical.
How Long Roof Cleaning Results Last
18–36 months in Atlanta conditions, depending on tree coverage. Open, sun-exposed roofs lean toward 36 months. Heavily shaded roofs, particularly in communities with heavy oak or pine coverage, lean toward 18 months. See our roof cleaning service page for details on our process and guarantees.
Wood and Composite Decks
Before: Weathering, Mold, and Gray Wood
A wood deck that hasn't been maintained in 2+ years typically shows: gray weathering (photochemical breakdown of the wood surface by UV), green or black mold spotting especially in protected areas and in the gaps between boards, dark staining from tannin bleed (the wood's own tannins leaching to the surface), possibly raised grain from moisture cycling, and in worse cases early soft spots from rot beginning in horizontal board surfaces that hold water.
After: What Cleaning Achieves
Professional deck cleaning removes mold, surface algae, tannin staining, and loose gray wood fiber. The result is a clean, open-grained wood surface that is ready to accept stain or sealant. The wood may look considerably lighter and more uniform in color — but "cleaner" is not the same as "new." Deep staining in severely weathered wood, boards with significant checking, or areas with beginning rot will still show their condition after cleaning. Cleaning is prep work for restoration; it reveals the true condition of the wood.
For composite decks, cleaning removes the mold and algae that grows in the texture grooves, restores the original color appearance, and removes the slippery biological coating that makes composite decks a slip hazard when wet. The results are generally excellent because composite doesn't absorb stains the way wood does.
How Long Deck Results Last
A cleaned and sealed wood deck in Atlanta's climate: 18–24 months before re-cleaning and possibly re-sealing is warranted. An unsealed wood deck: 6–8 months before visible weathering and mold return. The sealing step is not optional if you want lasting results on wood. Composite: 12–18 months before mold in texture grooves becomes visually significant again. Our deck cleaning service covers both material types.
Fences
Wood Privacy Fences
Wood fences develop algae, mold, tannin staining, and gray weathering on the same timeline as decks, but often faster because they have more wind exposure and many boards are vertical — holding less water but experiencing more temperature cycling. After cleaning, the fence looks significantly more uniform and cleaner. As with decks, the cleaning reveals what's underneath: boards that have twisted, cracked, or rotted will be visible in their true condition post-cleaning. Results last 12–18 months on sealed fences, less on unsealed.
Vinyl Fences
Vinyl fencing produces some of the most satisfying before-and-after results because vinyl doesn't degrade — it just gets dirty. Green algae that makes vinyl look abandoned washes off completely to reveal bright white or tan vinyl underneath. Results on vinyl fencing can last 18–24 months.
Maintenance Tips to Extend Results
The single most impactful thing you can do to extend pressure washing results on any surface is reduce shade. Tree trimming that increases sun exposure to previously shaded siding or roofing extends clean results by 30–50%. Beyond that:
- Trim vegetation (shrubs, vines, climbing plants) away from siding contact — direct plant contact keeps surfaces constantly wet
- Ensure gutters are clean so they don't overflow against siding and fascia
- Keep mulch beds 6 inches away from the foundation and siding — mulch against siding holds moisture and fungal material
- Seal concrete after cleaning to close the pores that trap dirt and biological material
- Apply a penetrating water repellent to wood decks and fences after cleaning — this single step roughly doubles the time between re-cleaning for wood surfaces
- Consider zinc or copper roof treatment strips after roof cleaning to slow algae regrowth
