How Our Estimate Process Works

Thrare Contracting believes that pricing transparency builds trust. We do not use bait-and-switch tactics, vague ballpark figures, or hidden surcharges. Every estimate we provide is a written document that specifies exactly what services will be performed, what surfaces will be treated, what methods will be used, and what the price will be. When our crew arrives, the price on the invoice matches the price on the estimate — period.

Here is exactly how the estimate process works from your first contact to completed service:

Step 1 — Contact Us

Reach out by phone, email, or through our contact form. The fastest way to get started is to call (678) 748-3578 — we answer during business hours and return missed calls within a few hours. You can also email us at admin@thrarecontracting.com with a description of your project and we will respond by the next business day.

When you contact us, have the following information ready if possible: the property address, the approximate square footage of surfaces you want cleaned (or just a description if you are not sure), any specific problem areas (heavy mold, oil stains, graffiti, etc.), and your preferred timeframe. None of this information is required upfront — we can gather it during the conversation — but having it ready speeds the process.

Step 2 — Project Assessment

For straightforward residential projects — driveway cleaning, house washing, gutter cleaning — we can often provide a firm written estimate based on address, property size (pulled from tax records), and photos if you can send them. Many homeowners receive their full written estimate without us ever having to visit the property in person, which means faster scheduling for you.

For commercial projects, large residential properties, multi-building complexes, or any project involving unusual access requirements, significant contamination, or specialty surfaces, we will schedule a brief on-site assessment. This typically takes 15–30 minutes and allows us to document the full scope accurately. We do not charge for site visits. The assessment is part of the free estimate service.

During the assessment, we evaluate: surface conditions and contamination type, access requirements (equipment access, ladder requirements, lift needs), water source availability, runoff containment requirements, any environmental compliance considerations, and any coordination requirements with other contractors or tenants.

Step 3 — Written Estimate Within 24 Hours

Whether the assessment was remote or on-site, you will receive a written estimate within 24 business hours. Our estimates are delivered by email as a PDF document and include:

For recurring commercial contracts, the estimate will also include proposed service frequency, annual contract pricing, and the documentation package provided after each service visit.

Step 4 — Review and Approve at Your Own Pace

There is no sales pressure with Thrare Contracting. Our estimates are valid for 30 days from the date issued. You review the estimate on your own timeline. If you have questions about the scope, methodology, pricing, or scheduling, call or email us — we will answer directly. If you want to adjust the scope (add or remove services), we will revise the estimate and reissue it, typically within the same business day.

We do not use high-pressure closing tactics. We do not require deposits to hold a spot (except for large commercial projects where scheduling commitments are significant). We earn your business by being straightforward, showing up when we say we will, and doing exactly what the estimate says we will do.

Step 5 — Scheduling

Once you approve the estimate, we schedule your project. We offer scheduling 6 days a week and can often accommodate requests for early morning starts (before 7:00 AM) or evening starts for commercial clients who need work done outside of business hours. We will confirm your appointment date by phone or email and send a reminder 24 hours in advance.

Weather affects exterior cleaning work. If conditions on your scheduled day are not suitable (active rain, temperatures below 40°F for certain chemical treatments), we will contact you proactively to reschedule rather than showing up and doing substandard work.

Step 6 — Service Completion and Follow-Up

On service day, our crew arrives in marked vehicles, introduces themselves, and confirms the scope of work before starting. We handle all equipment setup, water sourcing (from the property's exterior hose bib unless otherwise arranged), and waste containment. You do not need to be home for most residential services as long as we have access to the water supply.

After completing the work, we do a final walkthrough to verify quality. For commercial accounts, we provide a written service report documenting what was cleaned, what products were used, and any observations (surface damage, maintenance issues, etc.) noted during the job. Final invoice is sent by email and payment can be made by check, ACH, or credit card.

What Affects Your Price

Pricing for exterior cleaning is based on several factors: square footage of surfaces to be treated, surface type and condition (heavily contaminated surfaces require more chemical and time), access difficulty, service frequency (recurring contracts receive discounted rates), and geographic location within our service area. We do not charge fuel surcharges for locations within our standard service area.

For residential customers, common starting price ranges are: driveway cleaning from $120, house washing from $250, roof cleaning from $350, gutter cleaning from $150, and deck cleaning from $175. These are entry points — your actual quote will reflect your specific property. Commercial pricing is always custom-quoted based on scope.
